Mortgage on Time:
MORTGAGE ON-TIME GUARANTEE GUIDELINES: Appraiser must have access to the property in 10 days and/or be able to do an external appraisal and/or property must be eligible for an appraisal waiver. Contract must be at least 30 days (received by us within 48 hours of execution). The borrower must have ALL requested documentation that are satisfactory to US Mortgage Corporation within 48 hours of the request. This includes bank statements, updated pay stubs, tax returns, and financial documentations. This also includes a binder for their Hazard Insurance Policy. Upon conditional loan approval, the borrower must have any additional documentation requested by the underwriter within 48 hours. The buyer’s agent must have any additional amendments to the contract or required addendums, including FHA Amendatory Clause signed by all parties and returned to us within 48 hours. Delays due to the condition of the property, problems with the seller’s title, or delays caused by the buyer voids this offer. We have no control over when all parties actually sign. This offer is only available on FHA and Conventional loans. If all guidelines are met and we miss the closing date, a $1,000 lender credit will be applied towards a closed US Mortgage Corporation loan and will be credited at closing. This offer cannot be combined with any other offers. 3-YEAR RATE DROP COVERAGE: Rate Drop Coverage eligibility is subject to the refinancing of an outstanding purchase mortgage originated by US Mortgage Corporation on or after October 25, 2022 with a closing date on or before March 31, 2024 that is secured by the same property upon which that borrower previously received a loan from US Mortgage Corporation. Rate Drop Coverage is non-transferable and does not apply to loans obtained to purchase a new property, new loans that result in the creation of a separate lien on the current property (i.e., a "home equity loan"), renovation loans, bond loan programs, down payment assistance programs or personal loans (i.e.,loans that are not secured by the property). Seller Payment Protection Plan
Seller Payment Protection Plan Disclosures:
With SELLER ADVANTAGE (Seller Payment Protection Plan), if we are unable to close the transaction, US Mortgage Corporation will reimburse the property seller the lesser of $5,000 or one month of their current principal, interest, tax, and insurance (PITI) payment on their primary residence (as stated on their most recent mortgage statement).
Seller Protection Plan: The buyer must fulfill all conditions of the pre-approval letter as well as the terms and conditions of the Seller Protection Plan letter.
